Preventative Maintenance Programs

During these bi-annual visits we will check all of the items listed below as part of our preventative maintenance program for $124.99 per unit per year. Preventative maintenance work is to be performed M-F 8:30am to 5pm. Service call (repairs) labor rate is normally $85 per hour. Weekend and evening repair work will be billed at time and a half. Maintenance agreement customers receive 10% discount on repair parts.

1. Inspect Condenser Coils
2. Inspect AHU Closet
3. Check Thermostat for proper operation, calibrate if needed
4. Check Motor Draw for Optimum Performance
5. Check Air Temp Differential
6. Monitor Refrigeration Levels
7. Inspect Evaporator Coil
8. Check for Microbial Growth in the Coil and Blower Housing
9. Inspect Evaporator Drain Line
10. Inspect AHU Filter
11. Check Wiring for Burnt Wires/ Loose Caps
12. Inspect AHU for Leakage or Air Loss
13. Check Compressor
14. Check Contactor
15. Clean and Remove Debris from around Condenser Coil
16. Check/Secure fan blades for safety if needed
